Outlet Installation

“Add an outlet” covers four different jobs. Which one you have depends on what is already in the wall.

Adding a New Outlet

Most rooms in an older Seattle home were wired for a fraction of what now gets plugged into them. Adding an outlet is usually the fastest fix.

Extending a Circuit

The cheapest kind of new outlet. If a circuit already runs near the spot and has capacity to spare, we tap it and add the receptacle. Most of the cost is the fishing.

A Dedicated Circuit

Required for anything that pulls hard on its own: a space heater, a window unit, a shop tool, a microwave. That means a new breaker in the panel and a home run back to it.

Moving or Adding Height

Raising an outlet above a new counter, relocating one behind a wall-mounted TV, or moving one out from behind furniture. Same circuit, new box, and usually a patch where the old one was.

Replacing a Worn Device

An outlet that no longer grips a plug, runs warm, or is scorched around the slots is a fire risk. Swapping the device is quick. Finding out why it burned takes longer.

GFCI and AFCI Protection

Code requires GFCI protection anywhere water is nearby: kitchens, bathrooms, laundry, garages, crawl spaces, and every outdoor receptacle. AFCI protection is required on most living-space circuits. If your home predates those rules the existing outlets are legal where they stand, but adding protection is cheap.

Outdoor and Garage Outlets

An exterior receptacle needs a weather-resistant device and an in-use cover, which seals with a cord plugged in. The flip-up kind only seals when empty. Garage and shop outlets usually want their own circuit, since that is where the compressor and the space heater end up.

240V Outlets and Circuits

A welder, a kiln, a table saw, a compressor, or a car charger needs 240V on its own circuit, sized to the equipment and terminated in the right receptacle. A NEMA 14-50 for a charger and a 6-50 for a welder are not interchangeable. Tell us the nameplate rating and we will check what the panel can carry before quoting.

Dimmers, Smart and Three-Way

Switch & Dimmer Installation

Dimmers, smart switches, three- and four-way switching, and timers, matched to the fixtures you already have.

Dimmers

An LED dimmer rated for the fixture's load is the difference between smooth control and a light that buzzes, flickers, or will not go low.

Smart Switches

App and voice control for lights you already have. Most need a neutral wire in the box, which older Seattle homes often lack. We check before you buy.

Three- and Four-Way

One light controlled from two or three places: the top and bottom of a staircase, both ends of a hallway, each door into a kitchen. Adding a second switch means running a traveler wire.

Timers & Occupancy Sensors

For bathroom fans, closets, garages, and outdoor lights, where a light can get left on all day. We set the duration to suit the room.

Why LED Lights Flicker on a Dimmer

Usually a mismatch, not a fault. Older dimmers were built for incandescent bulbs that draw far more current than an LED, and below their minimum load the output goes unstable. That shows up as flicker, buzz, or a bulb that cuts out near the bottom of the slider. The fix is an LED-rated dimmer sized to the load it is actually driving.

Smart Switches Need a Neutral

A smart switch draws power continuously to keep its radio alive, so it needs a neutral wire in the box. Homes wired before the mid-1980s often ran a switch loop instead, which leaves no neutral at the switch. No-neutral models exist, and pulling a neutral is an option. We open the box and tell you which applies before you buy anything.

Ungrounded Outlets

Two-Prong to Three-Prong Conversion

Common in older homes, and the cheap fix is the dangerous one.

The Wrong Fix

Swapping a two-prong outlet for a three-prong one changes nothing behind the wall. The ground pin connects to nothing, any surge protector plugged into it is inert, and a plug-in tester still reads it as safe. It is a code violation, and home inspections flag it.

The Right Fixes

Run a ground to the outlet, or protect the circuit with a GFCI and label the downstream outlets "no equipment ground". The GFCI route is code-compliant and protects people, though not electronics. Which one makes sense depends on how far the panel is.

What Determines Outlet & Switch Installation Cost?

Circuit or No Circuit

Tapping a nearby circuit costs a fraction of pulling a new home run to the panel and landing a breaker.

What Is Behind the Wall

An open stud bay above an unfinished basement is easy. Insulation, fire blocking, plaster and lath, or a second-story wall over a finished ceiling all add fishing time.

Panel Capacity

A dedicated circuit needs a free breaker space and enough service to carry it. If the panel is full, we say so during the estimate.

How Many at Once

Per-device cost drops sharply after the first. The dimmer in the hall, the outdoor outlet, and the two that stopped working cost less together than across three visits.

I've used this company for a couple electrical projects and have been extremely impressed both times. One project involved relocating an outlet for a wall-mounted range hood, adding a new outlet inside a cabinet for a microwave, installing a new outlet for a bidet, and relocating two ceiling light fixtures to install pendant lights above our counter. The work was done incredibly cleanly, and everything looked like it had always been part of the original construction. Thanks to the outlet work, we were able to install a modern fume hood, a special microwave cabinet, two perfectly centered pendant lamps, and a modern bidet into a home that wasn’t set up for those fixtures. The second project was installing under-cabinet lighting across multiple cabinet sections and connecting all of the lighting to a single Wi-Fi-capable dimmer switch. What seemed like a straightforward project turned out to be much more challenging due to the tight spaces they had to work within. Rather than taking shortcuts, they chose the more difficult route so that all wiring and equipment would be completely hidden. The finished result looks fantastic, with a clean, professional appearance and no visible wires. It depends on whether a circuit already reaches the spot. Extending a nearby circuit is the low end; a dedicated circuit with a new breaker and a home run to the panel is several times that. We price it on a free walkthrough, so you have the number before we start.

Washington allows a homeowner to do electrical work in a home they own and occupy, with a permit and an inspection. The parts that go wrong are invisible afterward: a backstabbed connection that works loose, a missing ground, a GFCI wired line-to-load. Those pass a plug-in tester and fail years later.

A new circuit or a new outlet generally requires a permit. Swapping an existing device for a like one generally does not. We pull what is required and handle the inspection, and tell you which applies during the estimate.

A GFCI trips when current leaks to ground, so a repeat trip usually means moisture or a failing appliance downstream. Outdoor and bathroom circuits are the common culprits. That is a diagnosis job, which we cover under electrical troubleshooting.

Yes, and it is one of the most common requests we get. We put a recessed receptacle behind the screen so the plug sits flush, and run a low-voltage pass-through in the same trip so the cables come out by the console.
