Here are some of the most common reasons we get called out to perform an electrical inspection:
The service and meter, the panel and its breakers, the grounding and bonding, every accessible outlet and switch, GFCI and AFCI protection, smoke and carbon monoxide alarms, and whatever wiring is visible in the attic, the basement, and the crawlspace.
We also note the things that are not immediate issues but are worth knowing: an aging panel or a brand with a poor record, outdated wiring such as aluminum or knob-and-tube, or corners that were cut in the trim on things like fixtures and receptacles installed around the home.
A written report with photographs and every finding sorted into one of three groups: fix now, worth doing soon, or fine as it is. An older house can generate a long list of things that are not up to current code, but don't necessarily need to be resolved immediately.
Insurance and Non-Renewal
Carriers have gotten stricter about issues such as older wiring in this region, and a letter from a licensed electrician is sometimes necessary to renew your policy.
Knob-and-tube wiring, aluminum branch circuits from the 1960s and 70s, fuse panels, 60A services, and a handful of panel brands with known failure records. Any of these can mean a higher premium, a refusal to quote, or a non-renewal notice on a policy you have held for years.
It varies by carrier, so the first thing we do is confirm what yours actually requested. Sometimes a written assessment confirming the condition and extent of the wiring is enough. Sometimes they want documented remediation: aluminum connections corrected with approved connectors, an old panel replaced, or the knob-and-tube rewired.

What It Costs
Inspections are billed by the hour with a one-hour minimum. Here are some of the factors that influence how many hours it will take:
